Buyer FAQ
Is my deposit refundable?
Your 10% reservation deposit is held in Florida escrow and is refundable until you sign the purchase agreement. After signing you have a 15-day statutory rescission window; the deposit is then credited toward your purchase price.
How does the payment schedule work?
Ten percent of the purchase price at contract signing (less the reservation hold), a further ten percent at groundbreaking, a further ten percent at topping off for 4 and 5 bedroom residences, and the balance at closing with your mortgage funds.
Can I assign my contract to an LLC or to another buyer?
Yes. Contracts are assignable to a family entity or a replacement buyer with the developer's written consent, at any point before the certificate of occupancy.
What closing costs should I budget for?
Budget roughly 2–4 percent of the purchase price for documentary stamps, lender fees, association initiation fees and closing charges. Your closing statement is the final word on the exact figure.
What are the estimated condo fees?
Estimated at $0.85–$1.25 per square foot per month depending on tower and residence size. The association sets the final budget in the year after handover.
Do you work with foreign and cash buyers?
Yes. We accept wire transfers from US and international banks, and provide W-9 or W-8BEN intake with your purchase agreement. Cash buyers receive an additional consideration on the payment schedule.
Can I choose my own finishes?
Buyers who reserve before groundbreaking are invited to a design consultation covering flooring, cabinet, tile and hardware selections from the building's approved palette.
Are pets allowed?
All BSD towers are pet-friendly, with a pet spa, grooming station and direct garden access. Association limits on number and weight of animals apply.
When do I receive verified architectural plans?
Architect-approved plans, final dimensions, material schedules and engineered drawings are issued before any deposit is placed. Every rendering on this site is an artist conception.
